Q. Are you showing apartments during the Covid-19 pandemic?
A. Yes. Housing remains a critical need during this pandemic and OPRC is actively marketing apartments and accepting applications. However, we have adjusted our leasing practices to allow for safe distancing for both the applicant and our leasing staff. We continue to show unoccupied apartments, but initially we work with you by providing photos, floorplans, and virtual tours when available. If, after seeing the unit photos and floorplans you are interested in viewing specific units, our leasing staff will schedule a tour for you (mindful of safe distancing practices). With changing COVID practices we ask that you confirm all scheduled showings or appointments with our leasing staff. We are eager to assist you in finding an apartment and will respond promptly to your inquiry.
Q: When should I start looking for an apartment?
A: We recommend that you start your apartment search 60-45 days before your move date. We typically know our available apartments 45 days in advance and we update those listings daily. We can usually accommodate shorter search periods, but our available apartments may be somewhat more limited.
Q: How do I schedule an appointment to see a unit (s)?

Q: How do I apply?
A: Before you apply, we strongly encourage you to make an appointment to view the apartment you want to rent. Once you’ve done that, the fastest way to apply is to simply go to that apartment’s building page, click on APPLY NOW, and submit the requested information.
Q: How much is the security deposit?
A: We require the equivalent of one month’s rent as a security deposit.
Q: What fees should I expect when applying?
A: For every applicant over the age of 18 years old, there is a one-time charge of $40.00. There is a second charge of $200.00 to hold the unit off the market while the screening is completed. If you are accepted for the unit, the $200.00 will be applied to your first month’s rent. If you are denied, the $200 fee is refunded you. If you are accepted, but then decline to lease the unit the $200 hold fee is not refunded to you.
Q: How long does the application process take?
A: From the time that you submit all of your required application information, the application process generally takes 3 business days to complete.
Q: What are the requirements to qualify for an apartment?
A: You must be at least 18 years of age. Renters without credit or previous landlord history may be required to have a co-signer who can meet the qualifications. Your rent cannot exceed 33% of your gross monthly income. We do not require a minimum credit score however we do consider your credit history. Excluding student loans and medical bills, you cannot have any collections that exceed $500.00. We do not accept applicants that have outstanding balances with any current or previous landlord. Bankruptcies are allowed, but only if they have been discharged more than 3 years ago. We also require a criminal background check.
Q: Do you allow co-signers?
A: Yes. However, co-signers must be an immediate family member. They are required to qualify for twice the amount needed for the applicant’s rent. They must also fill out a paper application. Their screening fee is only $20.00.
Q: How do I sign my lease/lease renewal?
A: When it is time for you to sign your initial lease or your lease renewal, you will receive an email from your designated property manager that includes a secure link where you can sign your documents electronically.
Q: Does OPRC offer short term leases?
A: Yes. For a 2-3 month lease the rent is market rent + $100.00 per month. For a 4-6 month lease the rent is market rent + $75.00 per month. For a 7-9 month lease it the rent is market rent + $50.00 per month.
Q: How do I pay my rent?
A: We accept ACH, checks, money orders, and credit card payments. You can also pay via our online resident portal. We do not accept cash payments under any circumstances.
Q. When is my rent due?
A: Rent is due and owing on the first day of each month. Any payment after that is considered late and may be subject to a late fee.
Q: Are you pet-friendly?
A: Yes, we allow up to 2 dogs and up to 2 cats. There is a one-time charge of $100.00. We have a weight restriction of 50 lbs. for dogs along with breed restrictions. Please see our pet addendum for more information.
Q: Is there additional storage onsite?
A: Many of our buildings have additional storage units available at no cost. Please confirm this with your leasing agent.
Q: Do you have onsite laundry?
A: Yes. Our buildings all have coin-operated or mobile phone-operated laundry machines located onsite in common laundry rooms. We currently have one building that has in-unit laundry. See our available apartments for more information.
Q: Do you have parking available?
A: OPRC offers several parking options. Those options vary with each building and may include onsite or nearby private or municipal parking lots. Please ask your leasing agent for more information.
Q. Do you provide furnished apartments?
A. No, our apartments are unfurnished.
